DUE DILIGENCE

Due diligence is a term we use to describe all initial research and coordination with cities / Authorities having Jurisdiction (AHJs) on specific requirements based on municipal codes, ordinances, or anything that could affect a project from a municiple perspective. The findings of this can be presented in a formal report or used to create initial site or floor plans depending on the scope.

SITE + MASTER PLANNING

While this scope applies more to larger scale commercial or ground up residential projects. We can work with you in the initial phases of a project to develop the big picture and plan for the most efficient site plan based on your overall project goals.

TEST FITS + SPACE PLANS

Similar to site and master planning, test fits and space plans work to provide initial feedback on what is possible in a space. Generally, these are used more for commercial tenant improvements but can be applied to any interior space to get an initial idea of what is possible.

DESIGN SERVICES - ARCHITECTURAL + INTERIOR

Both schematic design and design development are integral phases to any project. This is the phase of initial design where we work in both 2D plans and 3D models to work with our clients and make sure we are creating spaces and buildings to meet their needs. Generally, in this phase we are providing initial options for design and further refining with the client to make sure a final design is agreed upon before moving into final drawings.

RENDERING

While 3D modeling is generally included in our design services full rendering is generally one step further and additional service. We can provide this in house or work with 3rd party renderers depending on project needs, style, and timeline.

INTERIOR DESIGN - FURNITURE SELECTION - PROJECT SPECIFICATION

In tandem with SD + DD we offer complete design services. While we can provide full construction drawings for exterior ground up or additions, we can also provide full interior design mood boards, material boards and selections and full product specification (3-part specs in a larger project would be provided by a consultant). As well as material specification we can go one step further and help cultivate your entire environment with furniture selection, interior styling, art selection. If it is related to home design, we can provide it.

CONSULTANT COORDINATION

While we provide design services there are other consultants that are typically required based on the project and scope. We work to help you define what consultants are required for your project and once a full team has been made, we work with the consultants to coordinate scope and drawings.

PERMIT DRAWINGS + CONSTRUCTION DRAWINGS

Depending on project goals, project team, scope and requirements we will provide either permit drawings, construction drawings, pricing plans, or all of the above. Permit drawings are specifically tailored to the requirements of the AHJ, Construction drawings are more technical drawings that can aid in construction, while pricing plans are tailored to projects moving quickly where getting enough information for pricing is needed at that time.

CONSTRUCTION ADMINISTRATION

The last step of a project and when it all comes to fruition construction. Once a project is in Construction we provide construction administration services. Effectively this means we will be on site to ensure what is being built aligns with the design intent of the drawings. On larger project this includes participating in Owner, Architect, Contractor meetings (OAC’s) reviewing RFI’s (Requests for Information), Submittals, and final punch walks/lists.
